The modern parking operating system for independent lots. Surge pricing, full-featured companion app, automation, LPR, and total data ownership — flat $3,000/yr, everything included. Drops into any existing PARCS rig in 60 minutes, or stands on its own in a new lot.

  • On-premise, no cloud lock-in
  • Source-code escrow on request

Who this is for

Pick the one that sounds like you.

BankTheLot is a standalone parking operating system. Some operators find us because their current vendor is eating them alive. Others are opening a new lot. Others just want more money out of the lot they've got. All three are welcome — the software is the same.

01

"I'm stuck with an overpriced vendor."

WPS ParkID, TIBA, Amano McGann, or a reseller is billing you $5K–$10K/yr for software that barely emails a receipt. "Dynamic pricing" is a $3K module. "Automation" is another $2K. Support is $175/hr. You want out.

02

"I'm opening a lot or shopping my first real system."

Don't buy a 2007-era PARCS box just to run a 2026 parking lot. Start with the modern stack on day one — surge pricing, companion app, LPR, automation, nightly email — for less than the legacy vendor's quote, hardware included.

03

"My system works. I want more money out of my lot."

Add surge pricing, a live iPhone dashboard, monthly passes, and automated reports without ripping out your existing gates. We drop our controller next to what you have and run the profitable side. Your legacy box stays as backup.

Whichever one you are, BankTheLot is the same product: a modern parking operating system with surge pricing, a real companion app, full data export, and on-premise control — at a flat $3,000/yr. Drops into any PARCS rig, or stands on its own in a brand-new lot.

What's in the box

Everything your current vendor charges extra for. Included.

Your gates, printers, loops, and scanners stay. We swap the brain. The new brain does a lot more thinking — and every feature on this page ships in the base price. No modules. No upsells. No "enterprise tier."

BankTheLot dashboard showing a surge pricing gauge at 165% with an event surge active and a tonight revenue lift of +$1,240.
Revenue

Surge pricing, automatic

Rates lift themselves during events, bad weather, and peak demand — then drop back to baseline when the rush ends. Set rules once: "+40% within a mile of Mirabito Stadium on game nights, +$2/hr when it snows, +25% Saturdays after 6pm." Your sign updates, your gate updates, your reports update.

Typical lift for event-adjacent lots: +18% to +34% revenue on surge days, with zero staff intervention.

BankTheLot dashboard running an A/B pricing test: $8/hr variant at 62% conversion vs $10/hr variant at 71%, with $10/hr declared the winner.
Revenue

A/B test your pricing

Run two prices on alternating days, weekdays, or entry lanes. We measure revenue per variant, occupancy, and dwell time — then tell you which one won. Stop guessing what your lot is worth. Find out.

BankTheLot dashboard showing 12 automation rules running — a workflow from gate exit to charge card to send receipt to log revenue, with 3,481 runs today.
Operations

Automations out of the box

Nightly revenue reports in your inbox by 3am. Failed-payment dunning on a schedule you choose. Emailed receipts that look like they came from a bank. Maintenance alerts when a gate arm hesitates three times in an hour.

BankTheLot payments dashboard showing tap, QR, and ticket methods with $4,218.50 collected today, split 58% tap, 29% QR, 13% ticket.
Payments

Tap, QR, or ticket

Accept credit, Apple Pay, Google Pay, or pay-by-phone QR at exit. Works with your existing terminal or ours. No per-transaction markup from us — route through your own processor at your own rate.

BankTheLot on-premise status dashboard showing the controller online and local with 99.99% uptime, still running through an internet outage, UPS hold, and vendor server down.
Reliability

On-premise. Survives outages.

The software lives on a dedicated on-premise controller in your cabinet — not in someone else's cloud. Internet drops at 2am? Gate still opens. Vendor's datacenter has an outage? Yours still takes payments. Syncs to the cloud when the pipe comes back.

UPS battery holds 45 minutes. Local SQLite queues every transaction. Nothing is lost — not ever.

BankTheLot data ownership dashboard with a gold-trim vault icon, CSV and SQL export buttons, and 2.4M transactions stored locally.
Ownership

Own your data, forever

CSV and SQL export on one click. Full database dump on request. Source-code escrow available. If we get hit by a bus — or acquired by one of those guys — you still have the lot, the data, and the keys.

BankTheLot license-plate recognition dashboard showing a car at the gate with plate BTL-2026 and three logged entries from NY, NJ, and PA, with 1,284 plates read today.
Enforcement

License-plate recognition

Plug a $90 IP camera into the cabinet and every plate that enters is logged, timestamped, and matched against your permit list. Ticketless lots. Automatic overstay alerts. Dispute-proof evidence for every chargeback.

BankTheLot live lot occupancy dashboard showing an overhead map of a parking lot with 84 of 112 spaces currently occupied, with red, gold, and orange status colors.
Visibility

Live lot, right on your phone

Occupancy, revenue-per-hour, gate health, and every ticket — on the beach, in bed, or from the cabinet. iOS and Android. Push alerts when something's wrong, never when it isn't.

BankTheLot monthly passes dashboard showing four passholders with avatars, plate numbers, and status pills — 147 active passes generating $14,700 per month.
Recurring revenue

Monthly passes & permits

Sell monthlies online with auto-billing, expiring QR codes, and plate-linked access. Cards on file, dunning built in, waitlist when you're full. Turn one-time parkers into a subscription book of business.

Shift reports

Every attendant's cash count, card total, and voids emailed at shift end.

Event mode

One click switches to flat-rate, prepaid, or valet flow for a concert or home game.

Dynamic event calendar

Auto-pulls from the local venue's schedule and pre-stages surge rules.

Accountant-ready exports

QuickBooks, Xero, and raw SQL. Month-end in a coffee break.

Multi-lot dashboard

Run 2 or 20 lots from one screen, with per-lot P&L.

Chargeback evidence packets

Plate photo, timestamp, rate card, and signed receipt — auto-assembled.

Validation codes

Issue single-use or bulk codes to hotels, restaurants, venues. Revenue-share tracked.

Hardware health

Loop sensors, printers, gate arms, UPS battery — all monitored, alerted, logged.

Offline mode

Every transaction queues locally and reconciles the second the network returns.

Role-based access

Owner, manager, attendant, accountant. See what they need, nothing more.

Receipt branding

Your logo, your address, your rate card. Looks like a real business, because it is.

One phone number

You call us. A person answers. No "tier-2 escalation" roulette.

The swap

60 minutes. Never disruptive.

  1. We arrive with our purpose-built controller and a battery backup.
  2. We unplug the old brain. It goes in a bag next to the cabinet — you own it, you keep it, on the shelf as a spare.
  3. We plug in ours. Same serial cables, same relay board, same Wiegand reader. The gates don't know the difference. The P&L does.
  4. We test every lane, every printer, every payment, and every report with you standing there.
  5. If anything is wrong, we put the old box back. You don't pay a dollar. You risk nothing.

Most lots are back to 100% cash flow the same afternoon. No vendor flights. No week-long "stabilization period."

Side-by-side comparison of a legacy PARCS v7.3 controller throwing errors and upcharging $3,000 pricing, $2,000 automation, and $175/hr support versus the clean BankTheLot command center card showing $4,218 collected today with everything included.
Companion app

Your whole lot in your pocket.

WPS gives you a PC in a closet. We give you a live app on your phone. Revenue today, live occupancy, every plate in and out, surge toggle, and gate-held alerts — from anywhere.

  • Live occupancy — by zone, refreshed every few seconds. No F5. No refresh.
  • Revenue today — up to the minute, with transient / passes / surge broken out.
  • Every car in and out — plate, time, lane. Search any ticket in a second.
  • Surge on, surge off — one tap. Set rules once and forget it.
  • Push alerts — gate held open, printer out, offline reader, revenue milestone.
  • Works offline at the lot — local network mode. Keeps running if the internet blips.

Questions we actually get asked

I'm not a WPS ParkID customer — is this for me?

Yes. A lot of our homepage talks to operators getting squeezed by WPS because that's where we started, but BankTheLot is a standalone parking operating system. Three profiles all work: lots currently on TIBA, Amano McGann, Flash, DESIGNA, SKIDATA, or a reseller; brand-new lots opening up that want the modern stack on day one; and operators who already have a system that works but want surge pricing, a real companion app, and better reports. Same flat $3,000/yr either way.

Will this actually work on my existing gates?

Yes, for every mainstream PARCS setup we've seen: WPS ParkID, TIBA, Amano McGann, Flash, DESIGNA, SKIDATA, plus most off-brand loops and printers. We talk to gates over dry-contact relays and read RFID/Wiegand the same way your current brain does. We'll confirm compatibility on a 10-minute call before you sign a thing.

What happens if my current vendor finds out?

Nothing. You own your lot. You own the hardware you paid for. We don't need their permission — and neither do you. Most operators quietly swap, let the old contract lapse on renewal, and never speak to the reseller again. Karma's a bitch; no lawyers needed.

Do I have to rip out my printer / card reader / camera?

No. Ticket printers, card readers, loops, and cameras stay. We're replacing the brain in the closet, not the hardware in the lane. The only net-new physical thing is our controller and a battery backup to keep it alive through flickers.

What if the internet goes down?

The lot keeps running. Gates open. Tickets print. Exit payments queue locally and sync the minute the pipe comes back up. This is the upside of on-premise: weather, ISP, and cloud outages are someone else's problem.

How is this not too good to be true?

Because the incumbents haven't rewritten their stack in 15 years, and their pricing assumes you're too scared to switch. We spent a year reverse-engineering their system — then rebuilt it with surge pricing, A/B testing, monthly passes, plate recognition, and real exports baked into the base product. We run it on our own lot every day. You're not beta. You're customer number two.

Who's behind this?

Built by a parking lot owner in upstate NY who was paying $7,000/yr to a WPS reseller for software that couldn't email a receipt. Founder's cell is printed on every contract. If you want a reference lot running it today, we'll hand you the keys and an access card.
